GTC announced acquisition of 47,000 sqm site in a central location in Lodz, Poland and plans to develop upper-middle class residential complex with 1,000 appartments. Besides GTC announced acquisition of 60,000 sqm site in prominent residential district in Budapest, Hungary, which will enable GTC to deliver about 60,000 sqm of upper-middle class residential space. Furthermore GTC continues its expansion also in Serbia by acquiring 32,500 sqm for mixed-use retail and office developments in Belgrade. GTC plans to develop 29,000 sqm of retail space and 25,000 sqm of office space there. GTC estimates total cost of acquisitions at EUR 75m and cost of development (excluding land) at EUR 215m.
Our view: GTC announced previously the acceleration of the investment process to take advantage of favourable situation on real estate market in CEE and SEE region, which are still characterized by significant underdevelopment. The average acquisition price of approx. EUR 500 sqm seems to be reasonable and projects to be value creative from our point of view. Altogether these four projects could we believe on conservative assumptions add some PLN 2.0 to our fair value estimate. The reasonable estimate about delivery of the projects could be in 2009 as the initial concept design has not been completed yet.
