Business Summary: NexPoint Diversified Real Estate Trust is an externally advised real estate investment trust (REIT). The Company is focused on the acquisition, asset management, development, and disposition of opportunistic, value-added investments in real estate properties throughout the United States. The Company’s segments include NXDT and NHT. The Company focuses primarily on investing in various commercial real estate property types and across the capital structure, including but not limited to equity, mortgage debt, mezzanine debt and preferred equity. The Company focuses on opportunistic investments in real estate properties with a value-add component and real estate credit with an objective to increase the cash flow and value of its properties, acquire properties with cash flow growth potential and achieve capital appreciation for shareholders through a value-add program. The Company is externally managed by NexPoint Real Estate Advisors X, L.P. (the Advisor).
Financial Summary: BRIEF: For the nine months ended 30 September 2025, NexPoint Diversified Real Estate Trust revenues increased 18% to $67.6M. Net loss applicable to common stockholders increased from $42.5M to $93.3M. Revenues reflect Rooms increase of 38% to $21.4M, Dividend income increase of 26% to $27.2M, Interest income increase of 36% to $6.8M. Higher net loss reflects Change in unrealized gains (losses) decrease from $2.3M (income) to $77.5M (expense).
