(228,2 CZK, -1,93%) has reported 1Q11 results on Thursday 26 May 2011, after the market close. Net result came in at a loss of € 4.4m for the quarter, down 72.0% y/y and 48.6% q/q. The result was above our expectations especially due to a stronger financial result (FX result and derivative instruments) although the operating result was weak. There is no consensus available on the results. We expect a neutral market reaction.
(39,68 EUR, 1,24%) revenues came in at € 39.1m for 1Q11, implying a decrease of 24.1% y/y and 54.8% q/q. The decline is mainly due to lower revenues on the development side of the business. The revenues on the development side of the business have decreased 59.8% y/y and 83.9% q/q to € 9.0m. The inventory of residential apartments still includes 276 completed units. There were no asset disposals during the first quarter. plans to sell Sky Office building during 2011 which should bring about € 145-155m in revenues. On the rental side of the business, revenues came in stable at € 30.1m and the occupancy decreased to 74.0% versus 74.6% in 4Q10.
EBIT (excluding revaluations and gains) came in at € 5.4m for 1Q11, up 7.6% y/y and compared to a loss of € 0.3m in 4Q10. The EBIT was 44.6% below our expectations mainly as there were no significant asset sales during the quarter. Additionally, the operating margin on the rental side of the business stood at just 21.6%, lower than what we were expecting.
Revaluation result was null during the quarter.
Net financial result came in at € 6.6m during the quarter. Interest expenses were in line with our expectations at € 20.4m. However, the financial result has been influenced by FX results and revaluation of derivatives instruments (interest rates swaps) which turned positive during the quarter.
